California's homeowners market

Carriers underwrite each California home closely. They look at wildfire exposure, brush clearance, roof age and material, and the age of the electrical and plumbing systems. When private carriers say no, the California FAIR Plan serves as the state's insurer of last resort. Because the FAIR Plan is a limited policy, it is usually paired with a companion difference in conditions policy to fill in liability, theft, and water damage. We compare the FAIR Plan against private options and help you move back to the private market when it makes sense. We also cover condos, rental properties, renters, and high-value homes.

Wildfire exposure and home hardening

From the Sierra foothills to the canyons of Southern California, a home's distance from brush and open land shapes both availability and price. Steps such as maintaining defensible space, installing ember-resistant vents, and upgrading to a fire-rated roof can improve your options and may qualify for discounts. We'll walk you through what carriers ask about and make sure every credit you qualify for is on the policy.

Earthquake and flood insurance

Standard homeowners policies exclude both earthquake and flood. Earthquake coverage is written separately, typically with a deductible set as a percentage of the dwelling limit, so we help you weigh deductible against premium. Winter storms can also flood homes well outside high-risk zones, especially near rivers, levees, and recent burn areas. We quote both NFIP and private flood policies. NFIP coverage typically has a 30-day waiting period, so it needs to be in place well before the rainy season.
